One of the largest developers and property owners in the Pacific Northwest is moving forward to build an office campus in El Dorado Hills that could potentially house 2,500 employees.

Portland, Ore.-based Pacific Realty Associates LLP, also known as PacTrust, hopes to start construction on the first two buildings of the Carson Creek Corporate Center this spring, with plans to ultimately build as much as 800,000 square feet. PacTrust bought the 100-acre property in late 2004 for an undisclosed amount, but has not revealed construction plans until now.

Plans for the center on Latrobe Road include Class A offices and buildings that allow for some manufacturing. PacTrust's target size for the buildings is 50,000 to 100,000 square feet, sizes not widely available in the market, said Sammy Cemo, owner of Cemo Commercial, which owns and develops multiple properties in El Dorado Hills.

"I think it is encouraging. This is the kind of development that is going to attract the kind of tenants that will bring high-paying jobs to El Dorado County," said Mike Owen, chairman of the El Dorado County Economic Development Commission. "I'm confident in their ability. It's not like they are doing this for the first time."

Glad to see business are stull looking to move up here. The economy is bad enough and the more building that occurs the better.

We just need all builders to contribute to the improvements of controlled traffic patterns (widened roads, traffic control systems, etc.).

The county should already be requiring the builders to contribute. There should be full EIRs completed and CEQA reviews. Are some builders not being held accountable to their impact on the community?

I would say that this is only true if the builders/owners are able to secure tenants for their buildings. It doesn't do us any good if they build these structures and then aren't able to fill them. This seems to have happened quite a bit in Folsom, although I recognize that much of their vacant space is commercial/retail rather than office.

Certainly, if they're able to fill the buildings, more jobs up here could be a great thing for real estate in the area.
